This is typical, because people don't want to disrupt their kids' schooling and it's better to make the move when the kids are out of school.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;The problem with waiting until Spring or Summer is that you are competing with SO many other home owners who are doing the same thing.&amp;nbsp; And, if my real estate math is correct&amp;nbsp; LOTS OF HOMES = PICKY BUYERS + COMPETITION.&amp;nbsp; Why be part of all that?&amp;nbsp; Right now, we still have a shortage of nice properties for tons of buyers who are smart enough to take advantage of the low interest rates and bottomed out market.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;So, Nic, how do I do that if I have three kids in school?&lt;br /&gt;&lt;br /&gt;&amp;nbsp; Put your home on the market now.&amp;nbsp; It should take anywhere from 1 week to 2 months to get a good offer.&amp;nbsp; If it happens too fast (like in 1 week), then here are a couple of options:&lt;br /&gt;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; 1.&amp;nbsp; Counter back the buyers with a longer escrow.&amp;nbsp; Instead of the typical 30 days, ask for 60 days...or longer.&amp;nbsp; If they really want the home, they'll wait.&amp;nbsp; I personally don't like longer escrows because so much can go wrong and it gives the buyer time to see other options out there.&amp;nbsp; However, in order to beat the "rush" or "flood" of homes that will come on the market in Spring and Summer, this may be the only way to get the home under contract and still be able to extend it out until the kids are out of school.&lt;br /&gt;&lt;br /&gt;&amp;nbsp; 2.&amp;nbsp; Even better, ask for a "Lease Back."&amp;nbsp; This is where you stay in your home AFTER it has closed escrow and pay the new owner rent until a specified time that you have to be out.&amp;nbsp; This is a good scenario when there is a Buyer who really doesn't care if they get in the home in 30 days or in 4 months.&amp;nbsp; A Lease Back is a short-term lease and is easily taken care of through the use of a C.A.R. form.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;If Plan 1 or Plan 2 don't work, then the only other way to sell now would be to move to a temporary location (like &lt;a href="http://www.bing.com/travel/hotel/details?q=residence+inn+placentia&amp;amp;lid=YN102x19953606&amp;amp;qpvt=residence+inn+placentia&amp;amp;cid=IA_HotelSingle_Placentia%2c_California&amp;amp;FORM=ATRHNS#top" target="_blank"&gt;Residence Inn&lt;/a&gt;), have the money in the bank and be looking.&amp;nbsp; Home prices have finally bottomed out.&amp;nbsp; The "shadow inventory" that everyone talks about is largely in the East Coast, New York, those states.&amp;nbsp; We have gone through most of the "shadow inventory" already in Orange County.&amp;nbsp; We are now through the worst of it.&amp;nbsp; YES!!!&lt;br /&gt;&lt;br /&gt;#2&amp;nbsp; Interest Rates.&amp;nbsp; Interest rates are a hedge against inflation.&amp;nbsp; Inflation is coming, higher prices for food, gas, everything.&amp;nbsp; Interest rates WILL go up (they have to) as a counter against inflation.&amp;nbsp; Right now, I've heard of rates as low as 3 3/4 % for 30 years fixed.&amp;nbsp; WHAT?!?!&amp;nbsp; Lowest in 100 years?&amp;nbsp; &lt;br /&gt;&lt;br /&gt;#3&amp;nbsp; As a return on investment, where can you find a solid 5% to 10% return on an asset that is tangible and can be used for tax write-offs?&amp;nbsp; &lt;br /&gt;&lt;br /&gt;#4&amp;nbsp; MOST people who bought during the crazy "gold rush" days of the housing boom, bought in 2005 and 2006, when it was too late.&amp;nbsp; These people are now possibly looking at short selling their home.&amp;nbsp; The people who bought in 2000 through 2004 are in pretty good shape.&amp;nbsp; People are STILL waiting for home values to drop and won't buy until their friend buys.&amp;nbsp; You will never get a good deal if you jump on the "band wagon" in 2013.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;#5&amp;nbsp;&amp;nbsp; There are still great deals to be had.&amp;nbsp; Yes, there are good deals on standard/regular sales.&amp;nbsp; Yes, there are good deals on Bank Owned/REO's in Placentia, Yorba Linda, Brea, Fullerton, etc.&amp;nbsp; WRITE DOWN 5 THINGS YOUR HOME MUST HAVE.&amp;nbsp; There is no perfect home out there (unless you have $1.5 Million to build your custom dream home), so get over the dream world scenario of the perfect home.&amp;nbsp; Every home will have some things you DON'T like about it, so focus in on the 5 things that it HAS to have...below is an example of someone's "must have" list:&lt;br /&gt;&lt;br /&gt;1.&amp;nbsp; Single Story&lt;br /&gt;2.&amp;nbsp; Large Backyard, Room for Kids to Play&lt;br /&gt;3.&amp;nbsp; Downstairs Bedroom and Bath&lt;br /&gt;4.&amp;nbsp; Cul-De-Sac Location&lt;br /&gt;5.&amp;nbsp; 3 Car Garage&lt;br /&gt;&lt;br /&gt;If you feel you need to add a couple items and make it 7 things your next home must have, then that's ok, but don't go crazy with the list because the reality is - it's highly unlikely your next home will have everything you want.&amp;nbsp; In fact, you'll probably have to compromise a few things that seemed like non-negotiables at the start of your search.&lt;br /&gt;&lt;br /&gt;#2&amp;nbsp;&amp;nbsp; GET PRE-QUALIFIED TO FIND OUT (REALLY) HOW MUCH YOU CAN AFFORD.&amp;nbsp; This should actually be Step 1 on the list because it is a waste of time looking at homes on the Internet and teasing yourself at Open Houses if you simply cannot afford those homes.&amp;nbsp; It's ok to dream, but then move on and deal with reality.&amp;nbsp; Find a good lender (I have a few I would recommend) and tell them your whole life story so they can run your credit, assess your income and debt ratio, and give you a ballpark of what price range you should be looking in.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;#3&amp;nbsp; YOU DON'T HAVE TO BUY A HOME AT THE TOP OF YOUR AFFORDABILITY RANGE.&amp;nbsp; It's ok to be Pre-Qualified for a $700,000 purchase price and to look at homes that are $600,000.&amp;nbsp; It's actually wise to buy a place that is under your max purchasing power because then you aren't over-extending yourself and eating beans and rice and McDonald's as a treat.&amp;nbsp; If the economic woes of the U.S. has taught us anything, it's to be cautious with our spending and to have reserves and savings to fall back on when the money gets tight.&lt;br /&gt;&lt;br /&gt;#4&amp;nbsp; LET YOUR REALTOR FIND THE HOME.&amp;nbsp; I know you love looking online at homes, but the problem is, when you send homes to your Realtor that you found on Zillow.com, ZipRealty or some other website, the homes are often off the market or short sales with offers on them and so your Realtor can screen the homes and send you homes that are actually on the market and are available.&amp;nbsp; This will save you (and him or her) a lot of headaches and wasted time.&amp;nbsp; If your Realtor isn't sending you homes or hasn't been aggressively looking for you, it's time to find another Realtor.&lt;br /&gt;&lt;br /&gt;#5&amp;nbsp; GET A REALLY GOOD IDEA OF WHAT THE HOME IS WORTH BEFORE MAKING AN OFFER.&amp;nbsp; I've learned that most of my buyers want to place low-ball bids on properties regardless of what the property is worth.&amp;nbsp; A good Realtor can research the homes in the area and find out whether it makes sense to go really low, a little low, at asking price, or even HIGHER than asking price depending on the situation.&amp;nbsp; There are times when I've advised my clients to offer much lower than the asking price since the home seemed to be priced way too high for the current market.&amp;nbsp; There are times when I've advised them to offer ABOVE asking price because an agent priced the home so low that it was obvious it would go for $30,000 to $50,000 above asking price.&amp;nbsp; This comes down to trust in your Realtor.&amp;nbsp; Many times I've advised my clients and they did not follow my advice and end up losing out on the property.&amp;nbsp; I say this with all humility, but I'm more often right than wrong with pricing because that's what I do for a living - I'm skilled at knowing the market and what makes sense as an offer.&amp;nbsp; However, I cannot force someone to follow my advice.&amp;nbsp; If you trust your Realtor, please do me a favor and listen to their advice.&amp;nbsp; I've seen people lose out on properties and then say that it wasn't meant to be....maybe it would have been had they listened to their Realtor!&amp;nbsp;&amp;nbsp;&amp;nbsp; How many homes are actually on the market in Placentia, Yorba Linda, Anaheim Hills and Brea?  (When I say homes, I'm referring to detached single family residences, or SFR's).&lt;br /&gt;&lt;br /&gt;Here's the breakdown...you may be a little surprised at the ratios:&lt;br /&gt;&lt;br /&gt;PLACENTIA (A Pleasant Place to Live) &lt;br /&gt;125 TOTAL homes on the market&lt;br /&gt;75 of these are ACTIVE and&lt;br /&gt;50 are IN ESCROW&lt;br /&gt;&lt;br /&gt;For you statisticians out there, that's 40% of all single family homes on the market in Placentia are currently IN ESCROW.  That's really a very high percentage.&lt;br /&gt;&lt;br /&gt;YORBA LINDA (The Land of Gracious Living)&lt;br /&gt;&lt;br /&gt;372 TOTAL homes on the market&lt;br /&gt;234 of these are ACTIVE and&lt;br /&gt;138 are IN ESCROW&lt;br /&gt;&lt;br /&gt;The ratio?   That's 37% of all the homes on the market are in escrow.  Again, not bad, considering it was 12% back in 2007.&lt;br /&gt;&lt;br /&gt;BREA &lt;br /&gt;&lt;br /&gt;110 TOTAL homes on the market&lt;br /&gt;63 of these are ACTIVE and&lt;br /&gt;47 are IN ESCROW&lt;br /&gt;&lt;br /&gt;The ratio for Brea?  43% of the homes on the market are in escrow.  The highest percentage out of Placentia, Yorba Linda and Brea, but not by much.&lt;br /&gt;&lt;br /&gt;ANAHEIM HILLS&lt;br /&gt;&lt;br /&gt;189 TOTAL homes on the market&lt;br /&gt;118 of these are ACTIVE and&lt;br /&gt;71 are IN ESCROW&lt;br /&gt;&lt;br /&gt;Drum roll please.....38% of all Anaheim Hills detached SFR's are in escrow as of today. to Be Scary???</title><content type='html'>&lt;img style="TEXT-ALIGN: center; MARGIN: 0px auto 10px; WIDTH: 480px; DISPLAY: block; HEIGHT: 262px; CURSOR: hand" shows the US unemployment rate for the last 30 years.  It is good to look at a larger span of history since a cursory glance at year-over-year since 2000 would be scary.  But looking at the "bigger picture," we see that we're actually in a normal cyclical pattern of job loss and jobs gained.  Interestingly, the peaks for unemployment were 1983, 1993 and 2003...ever 10 years, on the money.  We see dips in the unemployment (job gains) in between those horrible peaks.  Now in 2009, we're seeing a peak coming that is earlier than the normal 10 year pattern.  So, comments are welcome as to why that may be and where you think we're headed from here.  However, knowing that there are dips and valleys and peaks and mountains gives us more of a broader paint brush stroke over the whole of U.S. unemployment.  In the days of FDR, the government stepped in and &lt;u&gt;created&lt;/u&gt; jobs for Americans.  It's hard to say if that will happen again or if it really &lt;u&gt;needs&lt;/u&gt; to happen, but what the government &lt;u&gt;is&lt;/u&gt; doing is trying to help Americans stay in their homes by keeping the interest rates low, imposing 3 month moratoriums for possible refi/loan mods.  It's one thing to lose your job. As you can see, we are now in a sharp dip, the lowest in the last 30 years. The latest results from the Conference Board Consumer Index shows that consumer confidence for the month of October is down from August and September. This looks like bad news heading into the Christmas shopping season. However, the reading for October is just under 50. To give you an idea of what that means...at the beginning of 2008, the reading showed 87.9. In the first and second quarters of 2007, the reading was well over 100. The whole YEAR of 2006 saw readings over 100 points. March of 2003 showed the lowest reading in recent history with 61.4 points. The year 2000 was the peak of consumer confidence...&lt;strong&gt;and I mean Mount Everest!&lt;/strong&gt; Every month in 2000 was over 128 points with highs of 144.7 in January and May of 2000. We are now back down to early 1990 levels. 1991 and 1992 showed very, very low levels of confidence taking a dramatic drop in the middle of 1990 and not really recovering until 1994.   The Consumer Confidence Index is a &lt;u&gt;huge&lt;/u&gt; factor when evaluating our present economical situation.  If Americans &lt;u&gt;aren't&lt;/u&gt; spending, businesses suffer.  When businesses suffer, American lose jobs.  It's just that simple.  We are presently in a "Death Valley" of consumer confidence - which makes perfect sense.  The unemployment rate is through the roof, several of the homes sampled for this data were those of unemployed people or people who had lost their jobs, especially since people who tend to respond to long surveys usually are those who have a ton of time on their hands, like maybe they don't have a job.  Needless to say, people who don't have a job aren't going crazy this Christmas.  The economy will continue to see a slump and until the blood-letting is slowed down, we won't see a shift in the overall U.S. economy for some time.  &lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;  Is this a dismal outlook?  Well, it's realistic, but I wouldn't say dismal.  I believe that we'll see a slump that will last a few more years and then a rebound of consumer confidence that will hit the 90s and even into the 100 marks by 2012.  We are seeing a wake up call for Americans.  No more pulling equity out of your home to finance vacations and toys, no more pulling equity from a home that could possibly decrease in value in the future.  No more getting buried in credit card debt to our shoulders.  Americans will be more cautious in the future because many have learned their lesson the hard way.  It's a bitter pill to swallow, but at least America will see a return to saving and conservatism financially.  Maybe we'll see that 0.5% national rate for saved income go up to 5% or 10%.  Maybe we'll see our country crawl and climb and scratch its way out of debt. SINCE 2007 &lt;/strong&gt;&lt;/div&gt;&lt;p&gt;&lt;br /&gt;According to the Los Angeles Times in an article in Business Section on Oct. 14,2009 Orange County home values have seen the first year-over-year gain since 2007. From $425,000 in September of 2008 to $429,000 in September of 2009. The article cites &lt;em&gt;tax breaks, low interest rates, &lt;/em&gt;and&lt;em&gt; pent-up demand&lt;/em&gt; as the factors creating a stabilization of home prices in Orange County. One economist said, that if prices DO fall again, it won't be more than 15% max.&lt;br /&gt;&lt;br /&gt;Are the foreclosures going to continue to pull down home values?&lt;br /&gt;&lt;br /&gt;Although Orange Countians will continue to go into default on their mortgages, the number of foreclosurs has declined DRAMATICALLY since the same month last year. ForeclosureRadar, an online source for NOD data, reports foreclosures are down 42% from the same month last year. The decrease in bank repos has led to a reduction in inventory, which has tipped the scales in favor of demand over supply. The inventory for homes, especially in the middle-to-upper price ranges has been steadily declining. Overall, there is just less out there for picky buyers to choose from. Several agents in my office at Prudential California Realty in Brea are reporting multiple offers (sometimes in excess of 20 offers) on properties in the lower price ranges (under $500K). What does this mean? A stabilization of the lower end market. Valencia’s school accountability report is very difficult to find on the school website.  However, the school is not hiding anything: it is one of the top high schools in Orange County with its highly acclaimed International Baccalaureate Program, VAL-Tech Program for rigorous technology training, and Honor Society.  Valencia High School has an energetic, enthusiastic teaching staff, committed to promoting excellence and student achievement. The source of the claim is FiServ, who are responsible for the Case-Shiller home price indexes. They are forecasting home prices rising 5.7% in 2010. Remember, this comes after home prices falling 48.5% from 2006. (According to OC Register and their source is Dataquick). In fact, the May index posted its first rise in home price nationally since the summer of 2006 and this index is comprised of a 20-city index. What can we get from all of this? Well, guarded optimism is a safe bet. The index measures price data in only 20 metropolitan areas, but that would seem more than enough for a thumbnail sketch of where the market is going. According to the Register News Service, these numbers matter because, “Investors closely watch the Case-Shiller to gauge the level and direction of home prices.” According to Maureen Maitland, Vice President of S&amp;amp;P’s index services, “We may be on the way to recovery…It will take a couple more months to see if we have turned around.” The bottom line is we appear to be on our way. Would be investors, first time buyers, and move up buyers may well be advised to start looking for that property they want. Interest rates remain very attractive, but are sure to go up in the future. Why? Remember the bailout? There is the likely possibility that as we start paying for that, inflation will rise eventually, and that means interest rates will rise. No one knows exactly when.
